FREQUENTLY ASKED QUESTIONS

Yes. For stays longer than 30 days, rent is paid on a monthly basis. The monthly due date will be the same day as the check-in date.

For example, if your check-in date is the 10th of the month, future monthly payments will be due on the 10th of each following month.

First, we send a digital contract through DocuSign. This contract includes the apartment rules, deposit details, payment terms, and other important information.

We also request a valid ID: a Colombian ID if you are Colombian, or a passport if you are a foreign guest.

Additionally, we request a credit card as a guarantee. Unlike other agencies, we do not require a co-signer or bank statements. The card is only kept as a backup, and no charge is made to it unless necessary under the terms of the agreement.

After that, you must complete the payment of the first month’s rent, the security deposit, and the cleaning fee.

Once the contract is signed and the payment is received, the apartment is officially reserved for you.

Visitors are allowed in the apartment. However, each visitor must be registered at the building’s front desk and must present an original ID or passport upon arrival.

Please keep in mind that our apartments are located in residential buildings, so parties are not allowed. Guests and visitors must respect the building rules, neighbors, and quiet hours at all times.

The cleaning fee is a one-time payment. It includes the check-out cleaning and two cleanings per month during the stay.

These monthly cleanings must be scheduled in advance by the guest and are subject to availability.

The security deposit can be handled in two ways:

Regular refund: The deposit is refunded up to 45 days after check-out, once the apartment has been inspected, no damages have been found, and utility bills are received and confirmed to be within the established ranges.

Fast refund: If you would like to receive the deposit within 5 to 7 business days after check-out, an USD $80 fee will be deducted. In this case, the apartment is inspected for visible damages, and any additional damages may still be deducted from the deposit. This USD $80 fee is non-refundable.

The security deposit is required as a guarantee to cover any possible damages found after check-out.

Since we do not require a co-signer or financial background checks, the deposit is a way to protect the property and ensure that any damages, missing items, or pending charges can be properly covered if necessary.

Utilities are included within reasonable monthly consumption limits, according to the terms established in the contract.

If utility usage exceeds the agreed ranges, the additional amount may be deducted from the security deposit or charged separately.

Pet policies may vary depending on the apartment and the building rules. Some properties allow pets, while others do not.

If you are traveling with a pet, please inform us before booking so we can confirm whether the apartment is pet-friendly and whether any additional conditions, fees, or deposits apply.

If any maintenance issue comes up during your stay, please report it to us as soon as possible.

Our team will review the situation and coordinate the necessary assistance. Access to the apartment may be required in order to inspect or repair the issue, and we will always try to coordinate this with you in advance.

Check-in instructions are shared before arrival, once the contract has been signed and the required payments have been completed.
